Stay basis: each booking's value is spread evenly across its nights, so a stay crossing a month boundary lands in both. Jan to Mar 2026 are left off, there were no bookings. Occupancy is measured against every calendar night, since no nights are blocked for personal use.

What the numbers say

The rate move worked

Net per night ran at £43 in April and May. It is £63 to £76 across August to December. What a guest actually pays is £101 for one night, or £184 for two, once fees and cleaning are added, and that all-in number is what competitors are compared against.

The gap is empty months, not weak pricing

June and July sold nothing and November holds one night. Two thirds of the calendar is unsold. At the current rate a single extra night a week is worth about £3,600 net a year, which is more than the entire year to date has earned. Filling gaps beats raising the rate, though the Pricing Strategy tab shows both are available.

Long stays carry the year, short stays carry the count

Eleven of the fourteen bookings since August are one or two nights, but the two fifteen night stays are 61% of the money. Any pricing change has to work on both, which is why the weekly discount matters as much as the nightly rate.

Platform terms are settled and the status is held

The platform keeps 30.6% of what guests pay across the year: 18% out of the host side, invoiced and verified, plus 18% to 19.6% added to the guest's bill. Fabul'host status is held: rating 5.0 against a 4.5 criterion, response rate 100, acceptance rate 96, five stays against a minimum of two, and 116 days of confirmed availability. The one blemish is a single cancellation in the July to September window against a criterion of zero. The next attribution is 1 October 2026.

What the guest pays and what the host receives

The host sets two numbers, the nightly price (currently £70) and the cleaning fee (currently £16, charged once per stay). MisterB&b then charges both sides: a service fee on top for the guest, and a second service fee deducted from the host before payout. Neither side sees the other's fee.

The platform takes £27 of the £97 on this one night stay, 27.8%. £11 is added to the guest's bill and £16 is taken out of the host's. Across the year's bookings the take is 30.6%, because the guest fee is heavier on longer stays.

The host side is exact. Payout = G − ceiling(0.18 x G) reproduces all fifteen rungs of the platform's own payout ladder and all eight invoices, to the penny. One night: £86 x 0.18 = £15.48, rounded up to £16, payout £70. Fifteen nights: £961 x 0.18 = £172.98, rounded up to £173, payout £788. The rounding is always up, never to nearest, which is worth about a pound a booking to them.

The guest side is close to the same 18% but not exactly. Across eleven quotes it runs 18.0% to 19.7% of G, so guests pay roughly 1.18 to 1.20 times the host's price.

The guest fee is not a single rate

MisterB&b publishes no guest fee percentage at all, and for the host side only a range, 6% to 18%, in a help article on payouts. Thirteen live quotes were pulled from the platform's own pricing call, across two listings and stay lengths from one night to thirty, to measure it.

Two nights or more costs the guest 18% to 19.6% on top of the host's price, including VAT, roughly 15% to 16% before VAT. It drifts with the value of the booking rather than holding one rate.
A single night by one guest is capped. Both listings quoted exactly the same fee for one night despite very different prices, and adding a second guest to the same night pushed the fee back to the normal rate.
Thirty nights came in lower at 16.8%, so there is some taper on very long stays.

The single night cap is not converted, it is set per currency

The cap is €12 including VAT in euros and £11 including VAT in sterling. Those are not the same money. The platform's own conversion on this listing is £70 to €82, so £1 buys €1.171, which makes £11 worth €12.89.

So no, it is not 1:1. Each currency gets its own round number, and sterling's is set slightly high against the platform's own exchange rate. It makes no difference to the host: the payout is driven by the host price, not by the guest's currency.

Host price and payout are exact, from the platform's payout ladder. Guest columns to five nights are live quotes, longer ones are at 18%. The cliff at seven nights is the 10% weekly discount: six nights nets £389 and seven nets £407, so the seventh night earns £18.

Where we sit in London

Pulled from the London results as a guest sees them, not from the host account, for a midweek stay in October. Prices are the host's own settings, converted at the platform's rate of £1 to €1.171. The catchment is London as a whole, since guests search the city and not Stratford.

The last two are the premium end of the market, shown as a ceiling rather than as comparables. Guest figures are live quotes for 20 to 21 and 20 to 22 October, converted to sterling.

What the comparison says

The nightly rate is not the problem, the cleaning fee is. The naturist penthouse charges the same £70 a night with a £30 cleaning fee. Roman charges less a night than us, £67, and a £45 cleaning fee, and has taken 229 bookings doing it. Ours is £16.
We are cheap for what we are. A private room with its own bathroom, clothing optional, 5.0 rated, on a fast line into the centre. Peckham, without a private bathroom's premium and further from a fast line, asks £85 a night.
Only Samuele's sofa bed is clearly cheaper, and that is a sofa bed in a shared space, not a private room with a private bath.
The review count is the one real weakness. Five reviews against 44 to 131 for the others. That argues for moving up in one step rather than two, and for keeping the instant booking and fast replies that build the count.

At £118 for one night we would still sit below the naturist penthouse at £131 and Roman at £133, and well below Marcus at £142 and Soho at £164. At two nights, £206 sits between Peckham at £201 and the penthouse at £225.

The downside is bounded. The change is worth £389 a year on this mix. A one night booking at the new settings nets £82. So four one night bookings could be lost to the higher price and the year would still match what the old settings earned. Eleven of the fourteen bookings since August were one or two nights, so that is a real cushion, not a rounding argument.

Why not go further

Rate above £80 puts the all-in one night price past the naturist penthouse, which has 44 reviews to our five. Price ahead of reputation and the enquiry rate drops before the rating catches up.
Cleaning above £25 starts to look punitive on a one night stay, where it is a third of the bill. Roman gets away with £45 on 131 reviews.
Dropping the discounts to zero adds £87 more than 5% does, but the two long stays are the most valuable bookings on the books and the weekly discount is visible to guests browsing long stays. Five percent keeps the signal without giving away £50 a booking.
The extra guest fee at £30 a night is already above every comparable except Soho. The December booking earns £450 of extra guest revenue on its own. Leave it.

Review in December

Two things should trigger a rethink: the review count passing about 15, which would support another £5 on the rate, and the first month where enquiries fall while the calendar sits open, which would say the price moved too far. Neither can be judged before December, since October and December are already largely sold at the old prices.
